How the rental property calculator works
This calculator estimates the potential monthly and annual cash flow from a rental property after mortgage payments and estimated operating expenses.
Operating expenses include property tax, insurance, maintenance, vacancy and any other monthly expenses you enter.
The cap rate is calculated using estimated annual net operating income before mortgage payments, divided by the property purchase price.
Cash-on-cash return compares estimated annual cash flow with the down payment entered. This is a simplified estimate and does not include closing costs, renovation costs, appreciation, income taxes or selling costs.
This calculator provides estimates for planning purposes only. Actual rental income, expenses and investment returns can vary.
